Blistered epoxy coating on a basement floor in Ellicott City, MD

Finding out why it failed

A repair that does not address the cause will fail again. The most common causes we find are etching instead of grinding, coatings that were too thin, application over old sealer or paint, moisture vapor in the slab, cold or humid installation conditions and consumer-grade products used where commercial systems were needed. We inspect, ask about the original installation and test moisture before recommending a fix.

Blistering in basements and lower levels

Bubbles and blisters, sometimes filled with liquid, usually point to moisture moving up through the slab. Hillside homes with walkout basements are especially prone. Repair means removing the coating in affected areas, or the whole floor if blistering is widespread, testing the slab and installing a moisture-mitigating primer before recoating.

Peeling under tires

Coating lifting in tire paths is hot tire pickup, nearly always on thin kits over etched concrete. Patching rarely lasts because the rest of the floor has the same weak bond. Full removal and a properly ground, thicker system is usually the best value.

Cloudy or white haze

A milky, blotchy surface on a newer epoxy floor is often amine blush from installation in humid conditions. Sometimes it can be cleaned and recoated. If haze is under the coating, moisture may be the cause.

Yellowing near the door

Epoxy that has turned amber where sunlight hits is a UV issue. If the floor is otherwise well bonded, a light abrasion and a polyaspartic topcoat restore color and stop further fading.

Chips and gouges

Small chips from dropped tools can be cleaned, filled and blended. Exact color matching is difficult on older floors, so a fresh topcoat over the area often gives the best result.

Worn traffic lanes

Dull lanes where people and cars travel most mean the topcoat is wearing. If the layers below are sound, a screen and recoat refreshes the whole floor for a fraction of replacement cost.

Cracks reappearing

Cracks showing through a coating mean the slab moved. We cut back the coating along the crack, route and fill with flexible polyurea and recoat. Active or widening cracks may need further evaluation.

After water damage

When a lower level has flooded, coatings can lift as the slab dries. We evaluate the slab, allow drying time, test moisture and repair or replace the system accordingly.

Removal

Grinding off failed coatings is loud and dusty, but our equipment and extractors keep it contained. Thick or layered coatings may need extra time.

Repair or replace

If failure is widespread, replacement is usually more reliable and economical. Isolated problems on a sound floor can often be repaired and recoated.

Questions

Can you fix another installer's floor? Yes, most repairs are.

Will repairs be visible? Some difference may show; a full topcoat helps.

Should I send photos? Yes, they help us prepare.

Sump pumps, laundry rooms and water heaters

Coatings in lower-level utility areas often fail around sump pits, washers and water heaters. Repeated small leaks, condensation and humidity get under edges and loosen the bond. We cut back failed sections, dry and test the slab and recoat with moisture-tolerant materials. We also suggest small fixes, like drip pans or pump discharge changes, that keep the problem from returning.

Old paint and sealers under new coatings

Many failed floors we see were coated over garage floor paint or a previous sealer. The new layer bonded to the old one, and the old one let go. Proper repair means grinding down to clean concrete, which takes more time but produces a floor that lasts.
